Mixed Density Rural Residential District "MDRR"
Purpose
The purpose of this District is to allow for the development of multiple dwelling units on a single parcel, comprised of varied forms and styles and related amenities on marginal agricultural lands, in rural areas.

Parcel Size
Minimum: 1.2ha (3ac)
Maximum: At the discretion of the Development Authority, taking into account site conditions, natural features, existing and proposed development, parking, servicing, and any other requirements.
Dwelling Density
At the discretion of the Development Authority, taking into account the following:
- Location of the land;
- Size of the proposed parcel;
- Site characteristics;
- Number and type of existing buildings/structures;
- Adjacent land use/neighbourhood character;
- Access;
- Parking requirements;
- Servicing requirements; and
- Any other relevant considerations.
Setbacks
- Front
Highway
Minimum: 41m (135ft) or at the discretion of the provincial Ministry/Department responsible.
Rural Road
Minimum: 24.4m (80ft)
If a parcel is located on an internal road system, the setback may be varied at the discretion of the Development Authority.
b. Rear
Minimum: 15.2m (50ft)
c. Side
Minimum: 15.2m (50ft)
d. Minimum separation distance between buildings
3m (9.8ft)
The above setback shall only apply to the separation distance between individual dwelling units and between dwelling units and ancillary buildings.
The Design, Character, and Appearance of Buildings
The exterior finish is to be wood, metal, brick, stucco, or other similar siding to the satisfaction of the Development Authority. The finish and appearance of buildings should complement other structures, and natural site features adjacent to the subject development.
Landscaping
A minimum of 5% of the total area of the parcel shall be dedicated to landscaping. The landscaping shall be to the satisfaction of the Development Authority, in accordance with Section 4.11 of this Bylaw.
Illumination
The site shall be adequately illuminated to the satisfaction of the Development Authority.
Parking
As required by the Development Authority, taking into account the total number of dwelling units.
Site Coverage (Ancillary Buildings)
The total area of all ancillary buildings shall not exceed 10% of the site area.
Proximity to Confided Feeding Operations
Notwithstanding any other part of this Bylaw, no Mixed Density Rural Residential District "MDRR" shall be located within 0.8km (0.5 miles) of a Confined Feeding Operation.
Additional Requirements
- When deciding on an application for a Mixed Density Rural Residential Development, the Development Authority shall consider the following:
- not located on better agricultural land;
- the provision of an internal road or other means of circulation;
- development of green areas or amenities;
- site drainage;
- proposed servicing; and
- water supply for firefighting purposes
- Council shall either require:
- an Area Structure Plan; or
- a Master Site Development Plan;
c. For those applications approved, the landowner/developer shall enter into a Development Agreement with the County to ensure that the conditions of the Development Permit are fulfilled to satisfaction of the County.
d. The Development Authority may decide on such other requirements as are necessary, having regard to the nature of the proposed Development and the purpose of this District.
