Property Assessments
Property assessments in Northern Sunrise County are conducted in accordance with the Municipal Government Act and the Minister’s Guidelines, not by County Council. The assessments are used to calculate the fair distribution of Municipal and School taxes. Properties are assessed annually, with values determined for taxation in the following year.

Residential Property Assessment
In Alberta, residential and most commercial properties are assessed using the market value approach. Assessors consider property characteristics, including:
- Size, type, and age of the property
- Location, style, and condition
- Upgrades and lot size
- Selling prices of similar properties in the same neighbourhood or area
Farm Residences:
- Assessed along with a three-acre site
- Exemptions available up to $61,540 for the first residence, with additional residences up to $30,770, depending on the amount of farmland owned.
Non-Residential Property Assessment
- Does not include farmland or land used for permanent living accommodations.
- Assessed using the sales comparison, income, and cost approaches, depending on the type of property.
Designated Industrial Properties:
- Includes both linear and non-linear properties such as oil and gas wells, pipelines, electrical power systems, and telecommunication systems.
- Assessed by Alberta Municipal Affairs using regulated rates established by the province.

Machinery & Equipment Assessment
Definition: Machinery and equipment include materials, devices, fittings, installations, appliances, apparatus, and tanks (excluding storage tanks), along with supporting foundations and footings that form an integral part of operational units used for:
- Manufacturing and processing
- Production or transmission by pipeline of natural resources or byproducts (excluding certain pipelines defined as linear property)
- Excavation or transportation of coal or oil sands
- Telecommunications or electric power systems
Assessment Procedures: Assessors must follow the procedures outlined in the Alberta Machinery and Equipment Assessment Minister’s Guidelines as maintained by the Department of Municipal Affairs.
