Bylaw B487/26

Council will be holding a Public Hearing November 10, 2026 at 10:00 a.m. in the Council Chamber, Northern Sunrise County Office before second and third reading of Bylaw B487/26.

Proposed Amendment

The proposed amendment will update the following in Land Use Bylaw B458/24.

Updates to Definitions:

Revising the definition of Data Centre, Large-scale
Adding a definition for Natural Gas Power Plant

Development Permit Requirements

Clarifying the municipal development permit requirements for commercial alternative energy developments and Natural Gas Power Plants where section 619 of the Municipal Government Act applies.

Special Land Use Provisions

Clarifying that an on-site energy generation system associated with a data centre is considered separately from the data centre use.
Adding specific application requirements and development standards for Natural Gas Power Plants.
Establishing provisions to address potential noise, visual, traffic, environmental, stormwater, safety and other land-use impacts.

Land Use Districts Natural Gas Power Plant is proposed as a discretionary use in the following districts:

Crude Oil Storage District
Direct Control – Data Centre District
Direct Control – Waste Management Facility District
Natural Resource Industrial District
