Hamlet Residential District "HR"

Purpose

The purpose of this District is to permit residential uses in established Hamlets.

Permitted Uses

Minimum:
Without Sewage or Water Collection Systems: 1869m² (20,000 ft²) with a width of at least 30.48m (100ft)
With just a Water Collection System:
1400m² (15,000 ft²) with a width of at least 30.48m (100ft)
With just a Sewage Collection System:
930m² (10,000 ft²) with a width of at least 30.48m (100 ft)
With both a Sewage and Water Collection System:
465m² (5000ft²) with a width of at least 15.2m (50ft)

NOTE: Development on existing substandard lots may be considered by the Development Authority to be in compliance with the Plumbing and Drainage Regulations, nonetheless compliance with Provincial Board of Health Regulations will also be required.

Minimum Total Floor Area

Habitable First Floor Area Per Unit

  1. Single storey (including two levels of a split level building): 93m² (1000 ft²)
  2. Two storeys: 79m² (850ft²) 
  3. Others: As required by the Development Authority.

Front

Minimum: 7.6 m (25ft)

Rear

Minimum: 2.43m (8ft)

Side

Minimum:

Interior: 1.5m (5ft)
Exterior: 3.04m (10ft)

The Design, Character, and Appearance of Buildings

  1. Buildings may be either of new construction or moved in. Exterior finish to be wood, metal, vinyl, brick, stucco or other similar siding to the satisfaction of the Development Authority.
  2. The foundation of a modular building shall be screened from view to the satisfaction of the Development Authority. A basement, solid footings, concrete foundation wall or skirting shall be provided so that the appearance, design, and construction compliment the building.
  3. Garbage and garbage containers placed on a residential lot shall be secluded except during pick-up times and shall be stored in a manner that will not detract from the appearance of the lot or adjacent lots.
