Little Buffalo District "LB"

Purpose

The purpose of this district is to provide for the control of development in the Hamlet of Little Buffalo which contains a unique concentration of residential, commercial, and public uses in an established rural setting.

Regulations

When deciding on an application for development in this district the Development Authority shall consider the following:

  1. the site provisions and general requirement as set out for Hamlet Residential, Hamlet Commercial or Hamlet Industrial districts might apply to the specific Development.
  2. notwithstanding 7.18.4 (1), the development of multiple dwellings unit on a single may be allowed at the discretion of the Development Authority, having regard for the size of the parcel, separation between the dwelling units and uses on neighbouring parcels,
  3. the existing uses of the neighbouring lands,
  4. the proposed water and sewer servicing,
  5. access to public roadways,
  6. other such matters as are deemed necessary having due regard to the nature of a proposed development and the purpose of this development.
