Country Residential District "CR"

Purpose

The purpose of this District is to regulate the development of country residences, subdivisions, and associated uses in areas of low agricultural potential. Minor agricultural pursuits may be permitted.

Agricultural Pursuits, Minor
Bed and Breakfast
Child Care Facility
Group Care Facility
Kennel
Occupation, Home (Type II)
Public Use

Public Utility
Radiocommunication and Broadcasting Antenna System
Sign
Solar Collector
Wind Energy Conversation System, Small (Type A)


Parcel Size

Residential Use
Minimum: 1.2ha (3ac)

Maximum: 4.04ha (10ac)

Site conditions, natural features or existing development may require a larger or smaller lot, at the discretion of the Subdivision Authority.

All Other Uses
At the discretion of the Development Authority.

 

Setbacks

Front

Highway
Minimum: 41m (135ft) or at the discretion of Alberta Transportation


Rural Road
Minimum: 24.4m (80ft)
If a parcel is located on an internal road system the setback may be varied at the discretion of the Development Authority.

Rear

Minimum: 15.2m (50ft)

Side

Minimum: 15.2m (50ft)
 

Landscaping

In additional to other provisions of this Bylaw, the Development Authority may require any discretionary use to be screened from view
with a vegetated buffer strip and/or other screening of a visually pleasing nature, satisfactory to the Development Authority.

 

The Design, Character, and Appearance of Buildings

The exterior finish is to be wood, metal, brick, stucco or other similar siding to the satisfaction of the Development Authority. The finish and appearance of buildings should compliment other structures and natural site features adjacent to the subject development.


Proximity to Confined Feeding Operations

Notwithstanding any other part of this Bylaw, no Country Residential District "CR" shall be located within 0.8km (0.5miles) of a Confined Feeding Operation.


Additional Requirements

  1. When providing comments on an application for a a multi-parcel subdivision to the Subdivision Authority, the Development Authority may consider the following;
    1. the provision of an internal subdivision road,
    2. development of parks and recreations areas,
    3. site drainage, and
    4. water supply for firefighting purposes
  2. The Development Authority may decide on such other requirements as are necessary having regard to the nature of proposed Development and the purpose of this District.
  3. The Development Authority may require an Area Structure Plan be completed prior to rezoning the lands in question.
